Dinesh Thakkar, founder, chairman and managing director of stock-broking firm Angel One Ltd, has made headlines after agreeing to buy an entire luxury residential tower in Mumbai's Juhu for approximately Rs 711 crore, in what Embassy Developments described as the country's largest single residential unit transaction. Thakkar has agreed to acquire the seven-storey tower at Embassy Terrazza, an ultra-luxury project on Juhu Tara Road, with a RERA carpet area of 63,000 sq ft. The transaction works out to about Rs 1 lakh per sq ft, with the total value including stamp duty and GST. Who is Dinesh Thakkar? Thakkar is the founder, chairman and managing director of Angel One Ltd, a leading stock-broking and financial services company in India. Under its platform, Angel One offers services including online trading and investing, investment advisory, margin trading facilities, algorithmic trading and smart-order services. The Mumbai property purchase puts the Angel One chief among the latest high-profile buyers in the city's ultra-luxury housing market, where large sea-facing homes and entire residential floors or towers command premium prices. Why did Thakkar buy the Juhu tower? Explaining the purchase, Thakkar said Juhu's location, privacy and sea views were key considerations as he searched for a new home. “Juhu has always had a special character that very few locations in Mumbai can match. When I started looking for a new home, my focus was on privacy, spaciousness, exceptional sea views and creating a luxurious, iconic sanctuary that would become our family home,” he said. Inside the Rs 711-crore deal According to Embassy Developments' regulatory filing, the company has signed a memorandum of understanding with Thakkar for the sale of the entire residential tower at Embassy Terrazza. The seven-storey tower has a 63,000 sq ft RERA carpet area, while the transaction value is approximately Rs 711 crore. At roughly Rs 1 lakh per sq ft, the deal reflects the premium commanded by ultra-luxury properties in Mumbai's most sought-after neighbourhoods. Property rates in Juhu currently range from about Rs 70,000 to Rs 1.3 lakh per sq ft, depending on factors including the project, location and sea view. Embassy Terrazza is spread across two acres and comprises five towers. The project is being developed under a development management model, with Embassy expecting revenue of around Rs 3,000 crore from the entire development. Embassy Developments chairman Jitendra Virwani said Thakkar's purchase was an endorsement of the company's brand in Mumbai. “Dinesh Thakkar's acquisition of an entire tower at Embassy Terrazza is a strong endorsement of the vision and the trust the Embassy brand has earned in Mumbai within 18 months of launching in the city,” Virwani said. Thakkar's purchase comes amid Mumbai luxury housing boom The Rs 711-crore transaction comes at a time when Mumbai's ultra-luxury housing market has been recording strong sales. In July, India Sotheby's International Realty and data analytics firm CRE Matrix reported that sales of luxury homes priced at Rs 10 crore and above in Mumbai rose 12% year-on-year to a record Rs 18,512 crore in the first half of the year. The number of such homes sold also rose to 957 units from 761 units during the corresponding period. Sudershan Sharma, executive director of India Sotheby's International Realty, said the Rs 711-crore deal was consistent with pricing seen in newer ultra-luxury projects, particularly properties offering sea views or sea access, large plots, low density and high-end amenities. He said Embassy Terrazza was comparable with Lodha Avalon's sea-facing ultra-luxury developments, where transactions were taking place at around Rs 1.25 lakh to Rs 1.3 lakh per sq ft.
